This is where it all started back in 2000. Over the years I have renovated and built out the house to a top modern platform for living.

Main House.

The house is two floors, walls of 48 cm tuffa stones with 100 mm Rockwool insulation on the outside. The house plinth is insulated with 100 mm underground insulation down to 1 meter under ground level.

Living room has floor heating with 300 mm insulation underneath. All other rooms has radiators.

A 800 litres tank for tap warm water and floor/radiator heating system, which is controlled by solar inverters or manually by thermostat.

The ground floor contains of a kitchen, living room and bathroom, bedrooms are located on the second floor.

Both floors has Air to Air Panasonic Nordic Version cold/heat pumps.

When weather goes really cold and bad you can fire up the 8 kW pellets oven in the living room.

Sewage system with infiltration according to EU standards.

Under the kitchen is a 10 m² cellar.

Bathroom has toilett, washbasin shower and washing machine.

Boiler room has the 800 litre heat exchange tank for tap and radiator/floor heating. A 0-9 kW heater element controlled by the solar panel system makes sure you only use solar power to heat the water if you prefere or you can manually use it as a 9 kW heater.

A manual 3 kW heater is also installed  in the tank to make sure there is warm water when you need it.

Both heaters have adjustable thermostat control. 

The three entrance doors are made of solid oak wood with safety locks.

The house has a large terrace on the south side, with a panorama view over the farm and hill.

Around the house is a 110 mm drain hose layed down together with a 110 mm pipe that takes care of the roof and ground rain water. Water is collected in a small tank with pump that transfer the water to a 1000 litre underground tank that are connected to the irrigation system. If the small tank overflows a 40 meter long infiltration hose will distribute the water in the grape yard.

Land south of the house has grapes and produces around 700 kg of a wide variation of grapes.

Process Room.

On the west side of the building, there is an insulated industrial fruit processing room, which has two entrances separated from the main house. 

The fruit processing extension includes the following:

•  Main process room

• 1 office room, 7.3 m², with underfloor electric heating.

• One utility room, 5.7 m², with underfloor drain.

• Kitchen with oven, smoker and gas stove with exhaust fan above.

• 1x commercial freezer 700 l

• 1x commercial refrigerator 700 l

• 1x fruit dryer 700 l

• 1x Quick freezer 10 1/1 GN

• 1x bakery mixer 20 l

• Various electrical machines for food processing

•  Wood workbenches with two stainless steel sinks

• 1x Air to Air Panasonic Nordic Version cold/heating pump.

• Electric heater for 80 l tap water

• 6 meter floor drain

​Outside this room on plot 1003 is a ready made connection for water and sewage. (I planned to build a new house there).
